One of the most common questions we receive from international buyers is: how does the property transfer process actually work in Cyprus? The answer is more straightforward than many expect — but understanding the key steps in advance helps buyers move confidently and avoid unnecessary delays.

The process begins with a Reservation Agreement. Once you have identified a property, a small deposit (typically €5,000–€10,000) is paid to reserve the property and take it off the market while legal due diligence proceeds. This agreement is binding on both parties and sets out the agreed price and timeline.

Next, a licensed Cypriot lawyer conducts comprehensive due diligence on the property. This involves searching the Land Registry to verify ownership, confirming there are no mortgages, liens, or encumbrances attached to the title, and reviewing any building permits or planning permissions. We strongly recommend engaging a lawyer who is independent of the seller and developer.

Once due diligence is complete, a Sale and Purchase Agreement is drafted and signed before a licensed notary. This contract is then deposited with the Land Registry — a critical step that protects the buyer's interest even before the title deed is formally transferred. The deposit of the contract provides the buyer with a form of equitable title.

The formal transfer of the title deed (referred to in Cyprus as the 'Title Deed Transfer') takes place at the District Land Registry Office. Both parties, or their authorised representatives, attend in person. Transfer fees are payable at this stage, though significant reductions and exemptions exist for first-time buyers and properties below certain value thresholds.

The full process typically takes three to six months for a resale property and may take longer for new developments (where the developer's title must first be registered before individual units can be separated).
